Exclusive rental guarantees & other buyer benefits

On most of our investment properties we are able to negotiate guaranteed rent, usually on an exclusive basis, along with other investor benefits, which typically include window furnishings, ATO approved depreciation schedules etc.  All to help ensure that our projects are rental ready on completion, at no extra cost to our investors.

Rental Guarantees:
Our rental guarantees are usually for periods of 6 to 12 months, they are usually at market rate and are usually in the form of a rental underwrite (so if the actual rent achieved is greater, the investor always gets the greater amount) but if it’s less, or if the property is not rented for a period, the investor receives the guaranteed amount.  They begin on day one, so investors receive an immediate income.  They are a genuine negotiated benefit, they are most certainly not built in to the purchase price.  In most cases our projects are being sold by local agents, at exactly the same prices, but without the rental guarantees and other benefits which we negotiate.

Window Furnishings:
Many investors do not realise that in an off plan property contract, window furnishings (blinds, curtains etc) are usually not included in the purchase price.  As an owner occupier this can be a good thing, as you would often wish to put your own personal touch on your property.  But as an investor, window furnishings will be required if you wish to rent your property, so if they are not included you need to have them fitted.  As well as an additional cost (often ranging from $1,500 to $3,000) you will need to arrange for a professional to measure, quote and fit the furnishings.  This can often not be done until your property settles, so can effectively mean that you need to wait until these items have been fitted, before you can rent your property out.
In most cases we arrange for the developer to provide the window furnishings (at no additional cost) to ensure that on completion, your property is rental ready.  As is the case with our rental guarantees, in most cases the same properties are being sold by local agents, at the same prices and without this benefit, so it is a genuine benefit to our investors.

ATO Compliant Tax Depreciation Schedule:
One of the benefits of a new property are the increased depreciation allowances (compared to an existing property) which can generate significant income tax savings.  These benefits can only be realised if you have a professional depreciation schedule prepared for your individual property.  In most cases we negotiate with the developer to provide such a schedule for our investors.

Benefits vary from project to project and in some cases we are able to negotiate further benefits on specific projects.

Do all of our projects have these benefits
